Working together, we will maintain College buildings in good working order at all times, with minimal impact on the activities of our Students and Staff
Imperial operates over 166 buildings across multiple campuses and halls of residence, in and around London. An annual programme of Planned Preventative Maintenance is performed to keep these buildings in good working order, and when something goes wrong, Reactive Maintenance corrects the faults. In 2014, over 24,000 Planned Preventative and 51,000 Reactive tasks were completed.
The Operational Excellence Building Maintenance Programme aims to improve how we perform maintenance activities across the College. Our goals are to prevent more faults, and when something does go wrong to detect and correct the fault as quickly as possible. The result will be fewer and shorter cases of building disruption, reducing the amount of time lost to the Academic mission.
We have engaged with staff, students and College leaders to understand value from their perspective, completing a wide range of diagnostics to inform our plans. The root causes of maintenance related disruption to the academic mission are a broad mix of legacies, processes, skills and systems, including the condition, age and functional suitability of buildings, outdated building monitoring systems and the inherent challenge of working within NHS owned space at some campuses.
To support the ongoing improvement activity, work has been undertaken to clearly define “Excellence in Buildings Maintenance”. This includes the 5 year strategic ambition, qualitative and quantitative measures of excellence, and measurable near term progress indicators.
