Current updates
What is the current status: The wet changing rooms (male and female) are temporarily closed.
What's the reason:
- As part of our ongoing Building Safety Act compliance programme and routine asset management activities, investigations identified water ingress in the male and female wet shower areas in the upper basement.
- Further inspection found other related issues to address.
Why are the wet changing rooms taking so long to reopen:
Ethos is classed as a Higher-Risk Building (HRB) under the Building Safety Act. This means that some repair, improvement, and safety projects are now subject to stricter legal requirements than in the past.
Before works can proceed, we may need additional surveys, design information, approvals, and evidence showing that the work is safe and complies with the current rules. Contractors and consultants also have greater legal responsibilities, which can increase the time needed for planning and delivery.
Although this can cause delays, these requirements are intended to improve building safety and ensure that work is carried out properly and responsibly.
Where is the project at:
- Work has been undertaken to ensure the area remains safe.
- We have met with consultants and are awaiting approved design drawings to proceed with the required work.
- Once we have the design drawings, we will be able to provide a timeline for works to be completed.
- The whole area remains closed to all members until further notice.
