About Old Oak Innovation Cluster

Imperial’s Old Oak Innovation Cluster brings together modern, purpose-built student accommodation and key worker homes for more than 1,500 Imperial students and staff, alongside commercial spaces for innovation-led businesses.

Both Kemp Porter Buildings and Woodward Buildings offer high-quality, self-catered accommodation for undergraduate students in en-suite rooms. The flats benefit from shared kitchens and a wide range of amenities, from common room areas and outdoor spaces to onsite gym, fitness studio and music rehearsal room.

Clayworks Apartments offers studio, one- and two-bedroom apartments for Imperial staff and key workers, and for private rent.  

Victoria Industrial Estate offers scale-up space for high growth companies. It provides affordable, flexible spaces for innovation businesses working in prototyping, pilot manufacturing, Good Manufacturing Practice and advanced manufacturing.

One Portal Way is an existing location that will be redeveloped over the coming years.

Currently, it is a ‘meanwhile’ use of an existing building. One Portal Way, Old Oak offers 55,000 sq ft of fully fitted, affordable lab and office space designed to meet the needs of scaling science and tech firms. It is under construction and will be ready to occupy by a community of up to 30 innovative scale-ups from mid-2026.

The wider site has planning permission for major mixed-use redevelopment which will be delivered over several years.
